If you are selling your house you are probably worried about getting what you want out of it, in addition to selling it quick. It seems as though some people put their house on the market and sell it within days, while other people sit on their house for months without any luck. You might be asking yourself, what is the difference? There are multiple factors that go into why somebody buys a house, but there are some things that you can do to increase your chances.

1. Empty Out The House

One of the things that many people fail to realize is that a cluttered or full house can actually hurt you. If you have too many things in the house it will feel smaller and like it can't handle people living in it. If someone walks into your house and sees a ton of furniture, the closets bulging with the things, and too much décor, it will feel as though they couldn't fit in the house. This may not be the case at all. In fact, you can have a large house feel tiny if the house has too many things. Instead, you should move out as much as you can while still making it look livable. This is especially the case for the cabinets and closets. If they are less than ¾ full it will feel as though there is room to grow.

2. Manicure The Outside

Second, don't underestimate the importance of having a well-manicured yard and house. The first thing people see when they come to your house is the outside. Even if the inside is beautiful, if the outside looks unkempt an overgrown, it will feel as though the house needs work. The problem is that it may not really need work. Instead, it may just need to be mowed and a simple weeding job, but if it feels like it needs work, the person will offer lower.

3. Hire An Agent

You might think that you can sell the house on own your own and save money, in some cases you might save money, but the majority of time people end up having a harder time selling their house, being offered a lower price, and lose money in the long run. This is because a local realtor will get people in there right from the get go. The more foot traffic, the more likely you are to get an offer, or multiple offers and have your choice at the best bid. Don't make the mistake of trying to do it on your own.
