Selling Your House? Here's What You Should Expect Your Realtor To Do For You

Real Estate Blog

Now that you've decided to sell your house, it's time to find a good real estate agent to help you get the job done. Here are a few things you should be able to expect from the realtor you decide to work with:

Help You Price Your Property

If you end up valuing your property too high when you put it on the market, it can take you a lot longer to gain buyer interest -- if you can get any at all. Even if buyers do show interest in your overpriced home, they'll likely try to offer you a lesser amount, which could be even less than you could have sold it for if you would have priced the property a little lower in the first place.

Instead of having to negotiate with buyers to try and get a decent offer on your home, it's best to make sure that your property is properly priced before it ever gets put on the market. Pricing your property based on nothing but square footage or the amount of money you've put into the home won't do you or potential buyers any favors.

You should be able to rely on your realtor to use industry standards while researching the value of your property, so you can get your place sold quickly and for a price that's fair for everyone involved.

Provide A Variety of Marketing Services

Putting your property on the MLS and in a newspaper advertisement won't do much to help you actually sell the place, thanks to all of the digital technology that's utilized by home sellers and buyers nowadays. Your real estate agent should have a presence on social media that can be used to draw attention to your property and market your open houses before they happen.

Your realtor should also have a network of other real estate professionals in the industry with whom they can collaborate to get the word out about your property once it gets put on the market. Email and text marketing should also be a part of their overall plan to get your property sold.

Make it to All of the Meetings You Schedule

Another important thing you should expect your realtor to do is show up to any and all meetings that you schedule, both in preparation for selling your home and while it's on the market. When it's time to have your home inspected, your realtor should be there to represent you. When you host open houses and schedule personal walk-throughs, your realtor should be there to answer questions and handle all of the paperwork. Any meetings with lawyers, insurance agents, county officials, and the realtors of potential buyers should all be attended by your agent.

I built this site to help others see what I went through buying my first investment home. I hope that it helps you to approach the process with more confidence and understanding.
