Find an Agent

Finding an agent is more of an art than a science, so follow these tips:

  1. Personal recommendations are the best way to locate great agents so speak to friends, family, co-workers, and neighbors and get some names.
  2. Check large real estate companies in your area and look for top-selling agents. They are often featured on the company's website.
  3. A lot of signs in your town usually mean a lot of sales, so pay attention to the "for sale" signs and note the agent.
  4. Interview more than one agent. Try to find at least three and set up some interviews.

Research the Agent

You may want to do a bit of research before you narrow down your choices:

  1. Check reviews of the agent. You can find reviews on the real estate website they work for, but Yelp and Google also have reviews of agents. Search by typing the name of the real estate agent to see their reviews, for instance.
  2. Some states allow you to check the professional license of the agent before you interview them.
  3. Many agents work under the guidance of a broker. Phone the brokerage and ask if the agent works there, is licensed, and if they have a satisfactory reputation.

Interviewing the Agent

The most important aspect of the interview is to find an agent that fits into your own communication and personality styles. Begin the conversation by letting the agent know why you want to sell and what your plans are going forward. They need to know right away if you must sell within a short time span, if you are moving away, or if you plan to buy another home in the area. Here are few sample interview questions to get you started:

  1. How long have you been doing this work? You want someone with enough experience to guide you, particularly if you are a new seller.
  2. Do you specialize in one area or do you cover a large geographical area? Some areas are rural, and agents may cover an entire county or more. Some specialize in certain neighborhoods or parts of town, though.
  3. What can your clients expect in terms of communications? It's best to know what to expect before you sign a contract. Ask about texting, email, etc.
  4. In general, how many clients do you work for at a time? You don't want an agent so busy that you go lacking attention.
