Insight To Help You Professional Photograph Your Home For An Upcoming Sale

Real Estate Blog

Preparing your home for sale is a big undertaking, especially if you are working within a market where there is a lot of competition with other homes. For this reason, plan to market your home professionally with the right strategies and preparation to sell it for the best price. Here are some recommendations to help you get more successful and professional photography for your real estate property sale.

Prepare Your Home

When you are planning to sell your home, you will want to get as much as possible for its sale and attract many buyers to help increase its sale price. And to do this you need to make your home as attractive as possible. Make sure your home is cleared of clutter and everyday personal items so a buyer can see themselves living in the home.

Look around in rooms of your home and put away items that are out on the counter, tables, and any other flat surface. Only leave out minimal items, such as a lamp on the table, a vase of flowers, a plant, or other minimal decor. Just because your decor looks great in person, it can look cluttered in a photo showcasing your home. You may also think about renting a storage space to store the majority of your furnishings and reduce the amount of furnishings in your home for the photos. Doing this can make your home look larger with less clutter in each room space.

Schedule the Session

The scheduled photography session for your home should be at a time when the outdoor lighting is going to give your home the best appeal, which is usually when the sun is not high in the sky. Talk to the photographer about shooting during an ideal time so they can get some great exterior photos of your yard and property. The inside photos of your home should be taken with the windows open and letting in natural light and with the inside lights on to illuminate the rooms and spaces.

Take a series of photos of the rooms inside your home so that there are a couple of wide-angled photos of each bedroom and living room, a couple to three photos of the kitchen depending on its features, and a photo of each bathroom, pantry, and garage. Make sure you close the toilet lid and clear off toiletries and toothbrushes from the bathroom to make it most appealing.

Investment Property Purchases: What You Should Know

Once I paid of the mortgage on my house, I decided I wanted to buy an investment property. I had no idea that the buying process would be different, but it really was. There were so many things to consider that I hadn't thought about, and even the loan application process was different. It occurred to me that if I didn't know about it, others likely didn't either. I built this site to help others see what I went through buying my first investment home. I hope that it helps you to approach the process with more confidence and understanding.
